Move-Up Math
If you sell, what would you walk away with?
And what would your next payment be at today's rates? Most people never run these numbers, so they stay stuck. It takes a minute.
Your home now
A rough guess is fine. I can check it against real sales.
Commissions, escrow, title, transfer tax. Your real number is in a written estimate.
Your next home
Freddie Mac's weekly average was 7.24% on Oct 29, 2026. Your lender's quote will differ.
Get a real quote before you offer. In parts of California it's the biggest surprise.

Ways to soften the jump
Ask the seller to buy your rate down
A seller credit can pay for a temporary buydown. With a common 2-1 buydown, your rate starts 2 points lower in year one and 1 point lower in year two.
Take over a low-rate loan
Some homes come with a VA or FHA loan you can assume, often under 4%. You cover the gap between the loan balance and the price. I look for these on every search.
Buy before you sell
Programs exist that let you use your current home's equity to buy first, so you move once and don't sell under pressure.
Move within California and keep your tax
If you're 55 or older, Prop 19 can let you take your current property tax base to your next California home. It isn't automatic; you have to file.
Want me to check these with real numbers?
I'll look at what homes like yours actually sold for, get a real net sheet, and email you what you'd walk away with. No pressure, and no calls unless you ask.
Estimates only, not a loan offer or an appraisal. Property tax uses about 1.15% of the price in California and 0.6% in Arizona; your actual rate depends on the county and any special assessments. Stephen Resendes, REALTOR® · The Amaral Concept · Principal Realty Inc. · CA DRE #01895670
