Ready-to-Buy Plan
Are you ready to buy, and is there help you qualify for?
The typical first-time buyer is now 40, and four in ten underestimated what owning costs. A clear plan beats guessing, whether you're ready now or two years out.
What lenders look at
Credit
Higher scores get better rates. Paying every bill on time and keeping card balances low moves it fastest.
Debt-to-income
Your monthly debts, including the new house payment, compared with your gross income. Less debt means more house.
Down payment
VA loans can be 0% down for eligible veterans. FHA can be 3.5%. Many conventional loans allow 3% to 5%.
Cash to close
Closing costs run a few percent of the price, and lenders like to see some savings left after closing.
Help that may fit you
California Dream For All
First-generation buyers can get up to 20% of the price toward the down payment, repaid with a share of appreciation when the home sells. The 2026 round took applications February 24 to March 16 by lottery, through approved lenders, so get pre-approved early for the next round.
Other state and local programs
CalHFA, local city and county programs in California, and Arizona's statewide programs each have income limits and lender lists. I'll match you to the ones you actually qualify for.
See the real monthly cost
Before you shop, run What It Really Costs on a home in your range.
