The VA Offer That Wins
Why does your VA offer keep losing?
Some agents rank offers as cash, conventional, FHA, then VA, even though VA loans are government-guaranteed. Most of that is habit and myth. Here's how to beat it.
Myth vs. fact
"VA buyers are risky." VA loans are guaranteed by the government and have defaulted less often than FHA loans.
"The VA appraisal kills deals." It's largely like a conventional appraisal, with added minimum property requirements. If the value looks low, the VA's "Tidewater" process lets your agent send comparable sales before the report is final.
"The seller has to pay a bunch of fees." Sellers can contribute, but they don't have to. Concessions are capped at 4%, separate from normal closing costs.
How a VA offer wins
Before you offer
- Get fully underwritten, not just pre-qualified, so your approval is real.
- Compare two or three VA lenders on total cost, not just rate. Some relabel fees.
- Know your funding fee. Many veterans with a service-connected disability don't pay it.
In the offer
- If you have some cash, an appraisal-gap clause tells the seller a low appraisal won't sink the deal.
- Match the seller's timing: a flexible close or a short rent-back.
- A one-page note from your agent to theirs explaining the VA process heads off the myths.
